The documentation says v3.4 Server is compatible with v3.4+ Agent - that isn't the case it seems for at least v4.0. Why doesn't the documentation reflect this, would I have better luck with 4.4 or something?

Which document and where did you read and confirm? The version compatibility chapter says:
Zabbix agents from previous Zabbix versions are compatible with Zabbix 3.4.
For other versions, the Zabbix agent version must be the same or earlier than the Zabbix server. -
